Fit-out works run to a fixed handover date with several trades on the same floor plate, long-lead joinery and finishes, and mechanical and electrical works that have to be coordinated above the ceiling line before anything is closed up.

Approach

The floor plate is zoned and the programme built backwards from handover, with partitions and services set out and inspected before closing up, long-lead items procured early, and joinery, flooring and decoration sequenced zone by zone ahead of a formal snagging and commissioning stage.

Result

A completed Cat B fit-out handed over on programme, with services commissioned, snags closed out and finishes consistent across the whole floor.
